A commercial roofing decision goes beyond the roof surface. Access, drainage, rooftop equipment, tenant operations and capital budgets all belong in the conversation before work begins.
01
Evaluate existing conditions, tear-off versus recover suitability, insulation and drainage before selecting a replacement system.
02
Discuss TPO, PVC and modified-bitumen options against building use, roof condition and manufacturer requirements.
03
Review seams, flashings, penetrations and drainage to define a targeted repair scope rather than treating symptoms alone.
04
Compare repair and replacement priorities with defined assumptions, alternates and an agreed project sequence.
Procurement review brief
Request system specifications, scope boundaries, exclusions and alternates so your team can compare bids fairly.
Identify tenant hours, delivery access, rooftop equipment and protection needs before finalizing the work sequence.
Review permit responsibility, inspection requirements, payment milestones and applicable warranty documentation.
Deliverables and coordination responsibilities are confirmed in the project agreement.
From our project collection
Membrane fields, penetrations and finished surfaces from our roofing photo collection. Ask about experience relevant to your proposed assembly.
Project photographs show roofing details, not a claim about a specific client, contract size or property classification.
Before the contract
Your organization deserves clarity before making a major investment. Share your procurement checklist early so requirements can be reviewed against the proposed work.
Documentation, capacity, schedule, insurance limits and bonding availability require project-specific confirmation. No contract value or qualification is implied.
Assessment to handover
Review property use, roof concerns, procurement requirements and your target timeline.
Arrange site access and discuss roof condition, system options and scope boundaries.
Review pricing assumptions, exclusions, phasing and documentation requirements before approval.
Agree access, communication, inspections and handover requirements in the project contract.

Look beyond the proposal
Browse our roofing photos and ask which experience is relevant to your building and proposed system. A project photo is a starting point—not a substitute for qualification review.

Yes. Email your RFP, roof plans, property location and bid deadline to sales@californiafirstroofing.com. Include any vendor qualification requirements so suitability can be reviewed before a proposal is prepared.
System selection depends on the existing assembly, moisture condition, slope, drainage, rooftop equipment and intended use. TPO, PVC and modified-bitumen options should be compared after a site assessment, not selected on price alone.
Discuss operating hours, customer access, noise-sensitive activities, deliveries and rooftop equipment during the assessment. Phasing and protection measures must be agreed in the final scope; uninterrupted operations cannot be guaranteed.
Submit the location, approximate roof area, scope, schedule and qualification requirements for review. Project suitability, staffing, insurance requirements and any bonding needs must be confirmed for the specific job before a commitment is made.
